Production Equipment & Everything Feeding It
A manufacturing plant is production equipment plus the material handling that keeps it fed and clears what it makes. The conveyors, pallet handling and storage exist to serve the line, which is exactly why they get under-maintained until they stop it.
The distinction from a distribution building matters. In a warehouse the material handling is the operation. In a plant it is the supporting cast, and it is judged only when it fails.
Plants Accumulate
Very few manufacturing facilities were built at once and left alone. Equipment arrives across decades, from different suppliers, on different control platforms, with no common design standard and drawings that stopped being updated somewhere in the middle.
The result is that most work in a plant is fitting something new into that, or keeping something old alive inside it. A clean-sheet install is the exception.
That accumulation is also why cross-trade capability matters more here. A single line can carry three generations of controls, mechanical equipment older than the building’s current use, and a fabricated transfer somebody built in the nineties that nothing else in the world matches.
Downtime Is Measured Differently
A stopped line does not just lose the hours it was stopped. It loses the ramp back up, the material in process, and in continuous or heat-based operations sometimes the product itself.
That makes the calculation around planned maintenance and around retrofitting an ageing but sound machine different from a warehouse, where recovery is usually just resuming.
